Zero Down and No Money Down Home Home Buyer Programs
Saving for a down payment should be no reason you put your dreams on hold. With a No Money Down mortgage programs, the amount of loan you can qualify for is determined by your ability to make your monthly payments rather than how large a down payment you’ve saved.

Regardless of your credit, I have many options for no money down home buyers.  Of course the better your credit, the more options you have available and the better your interest rates.  Contact me for all options.

Three more Utah No Money Down home buyer programs. All three a little different but you can always contact me for questions.

1 - No Money down home buyer program for those that are NOT first time home buyers or who may not qualify for the First Time Buyer program.

Technically this program requires a 3.5% down payment. However, that 3.5% down as well as up to an additional 2.5% of closing costs can be financed using a second loan. This means you can get into a home with no money down. This program is adminstered by Utah Housing Home Again.  Utah Housing does NOT provide direct loans so you must go through one of ther preferred lenders. Call me!  I can help you!

Most homes will qualify. You can buy a home up to $320,000 as long as the home must be located in Utah. They can be a single family, twin, PUD or condo. Some restrictions apply for the manufactured, PUD and condo’s so just call me before making the offer.

What are the restrictions? There are several restrictions using the No Money Down Home Buyer program.

     1. Income limits. If your income is too high, then you cannot use this program. Income limits for 2105 are $81,000

     2. Purchase price limits. First Time Buyer Limits as of 2015 for anywhere in Utah is $320,000

    3. Must have a 660 or better credit score.

2 - No money down home buyer program for lower credit scores.

Technically this program requires a 3.5% down payment. However, that 3.5% down as well as up to another .5% of closing costs can be financed using a second loan. This means you can get into a home with no money down if the seller is paying most of the closing costs. This program is adminstered by Utah Housing Score. Utah Housing does NOT provide direct loans so you must go through one of ther preferred lenders.  Call me! I can help you!

     3: Must have a 620 or better credit score.

3. No money down with No Mortgage Insurance.
Technically this program requires a 3.5% down payment. However, that 3.5% down as well as up to another .5% of closing costs can be financed using a second loan. This means you can get into a home with no money down if the seller is paying most of the closing costs. This program is adminstered by Utah Housing NO MI. Utah Housing does NOT provide direct loans so you must go through one of ther preferred lenders. Call me!  I can help you!

FHA Mortgage Insurance can add more than $200 to your payment (depending upon your loan amount).  This program requires absolutely no Mortgage Insurance so your payment is lower.  The interest rate is a little higher but having no mortgage insurance will still keep your payment lower.

Most homes will qualify. You can buy a home up to $350,000 as long as the home is located in Utah. They can be a single family, twin or detached PUD. Condo's, Manufactured and attached PUD's are not eligible under the Utah Housing No MI program.

What are the restrictions? There are several restrictions using the Utah Housing Score No Money Down Home Buyer program for lower credit scores.

     1. Income limits. If your income is too high, then you cannot use this program. Income limits for 2105 are $84,000. We only count the income of the person(s) on the loan, not the household income.

     2. Purchase price limits. First Time Buyer Limits as of 2015 for anywhere in Utah is $350,000

     3: Must have a 700 or better credit score.

     4: You cannot currently own any other property. If you just sold your home, you're fine. If you have a second home, reatal or are not planning on selling your current home before you buy your new home, you will not qualify for this program.

     5: You must take a home ownership class before closing. Contact me and I will provide you with informaton on where you can take classes.
